Lakefront property is rare in Denver—and although the 28-unit “Framework” development at 18th Avenue and King Street doesn’t quite qualify, it’s close enough for us. The townhome community is just steps from the 284-acre Sloan’s Lake Park, a seven-minute bike ride from downtown, and a 20-minute walk through quiet residential neighborhoods to the shops and restaurants in Highlands Square. The two- to four-bedroom dwellings will offer young professionals, families, and retirees a location with all the conveniences of urban life (including snow removal and grounds maintenance), plus easy access to open space and summer activities like boating, paddle-boarding, and fishing.

Designed by Studio H:T (a firm you may remember from the dramatic northwest Denver “shield house” featured in our inaugural issue of 5280 Home), Framework will be energy efficient and will have a large central courtyard that could serve as an urban garden. Construction (much-needed to help relieve Denver’s low-inventory housing market) has already begun, but move quickly and you can still choose from three finish packages with upgrade options. Forward-thinking buyers should note that the site of the former St. Anthony’s campus to the south of Sloan’s Lake is slated to be turned into a hip mixed-use development, and is aided by the recent opening of West Line light-rail service. But our favorite part is that each townhome has its own rooftop patio, perfect for entertaining friends or relaxing with family while soaking up mountain, lake, and city views.

At least one unit at each price point is available as of this posting; interested parties can find more information on Framework’s website or contact Clem Rinehart of TreeHouse Brokerage & Development at 303-570-2006.
