A round of applause for Athmar Park—a (mostly) rectangular plot that sits between I-25 and South Federal Boulevard—as it makes its inaugural appearance in our top 25. Locals know the neighborhood as a hub of Asian culture, encompassing many of the city’s best Vietnamese and Chinese restaurants, as well as the first location of the robust Pacific Ocean Marketplace. Even after a nearly 17 percent rise in home prices, Athmar Park’s mostly 1950s-era ranches and bungalows remain affordable, hovering around the $400,000 mark. The multicultural area’s five schools are well-regarded, a number of bike lanes cut through the neighborhood, and there are four parks within its boundaries, including Huston Lake Park and its football, soccer, and softball fields and tennis courts.

The median age of Athmar Park residents is 35.3 years old, and close to a quarter of your neighbors will be 18 or younger. Around 20 percent of the adult (25 and older) population holds a bachelor’s degree or higher; close to 30 percent graduated high school or earned the equivalent.
