# 19

2024 rank: 33

Rosedale returns to the top 25 after a year away, getting a boost for its low crime rate, good schools, and modest increase in real estate prices. At fewer than 3,000 residents, this is one of Denver’s smaller neighborhoods, in part because it’s largely comprised of four parks: Harvard Gulch Park, Harvard Gulch North Park, Rosedale Park, and City of Kunming Park.

You’ll find clusters of restaurants and shops along West Evans Avenue and South Broadway, along with the AdventHealth Porter medical complex in the southeast corner. The University of Denver sits within walking distance, too, adding educational and entertainment possibilities from Pioneer hockey games to theatrical productions. The neighborhood’s architectural elements—Victorian homes, angular modern residences, and a 50-foot-tall stone grotto at Our Lady of Lourdes Catholic Church—add visual interest among the tree-lined streets and walking paths.

Neighborhood Rankings

Real Estate Rank 39
Schools Score 4
Safety Rank 22
X Factor Score 6.5

How we got these numbers: We utilized the city’s official list of 78 neighborhoods (only 73 had enough data to be included), and ranked them using four variables: home prices, crime data, school rankings, and an X factor score that accounts for things like access to open space, proximity to public transportation, and restaurant and shopping options. Your Itinerary

Eat & Drink

This quaint enclave’s eateries are sprinkled along its east and west borders. On South Broadway, find the Post, Taste of Thailand, and Bacon Social House, among others. On South Downing Street: Roaming Buffalo Bar-B-Que and Right Cream, which specializes in ice cream and smashburgers.

When 5 p.m. hits, there’s the always-packed Denver Beer Co. or Cana Wine Bar for a pre-dinner drink. Then, cross the street at the corner of Downing and Evans for gyros and falafel at the Yemen Grill & Cafe.

Get Some Fresh Air

Rosedale’s hilly center, Harvard Gulch Park, features grassy fields; city-run volleyball courts; softball fields; an outdoor pool open during the summer; and a nine-hole, par-three golf course. For other spaces to spread out, visit Rosedale Park and its community garden (the second-oldest in the Denver Urban Gardens network) or City of Kunming Park, named for one of Denver’s sister cities in China.

Local Institution

For more than four decades, Swallow Hill Music has been gifting our ears with family-friendly concerts, music education, and a packed lineup of classes. Fun fact: The nonprofit is the second-largest acoustic music school in the country.
