The baby boomers are coming—into retirement, that is. A very real concern for Colorado, a historically young state with a projected shortage of housing stock for its aging population, is: Where are they all going to live?

The homebuilders at Taylor Morrison have one answer for our state’s 1.3 million boomers to consider: a brand-new age-restricted community in Broomfield called Skyestone, created specifically for active adults “greater than 55.” Eventual plans call for 520 homes with easy access to two golf courses, the FlatIron Crossings Mall, and hiking and biking trail networks leading all the way to Boulder. “We had an incredible opportunity with this land and location and felt it was going to be a really good fit,” says Brian Cartwright, vice president of sales and marketing for Taylor Morrison Denver. “We’re excited to get involved with boomers. Skyestone is going to be a boutique, intimate community, really the perfect size. You get diversity and a lot of exciting residents, but it’s not too big to where you feel overwhelmed.”
Although Taylor Morrison has similar communities planned in other states, Skyestone was the first to debut when it opened in February of this year. After selecting their site, residents choose from two collections of homes, each with four different floor plans: the Landmark collection, which offers two-car garages, two bedrooms, and two to 2.5 baths; and the Pinnacle collection, which feature more square footage, three-car garages, two to three bedrooms, 2.5 to three baths, and extras such as outdoor rooms and guest suites (perfect for visiting children or live-in caregivers). The designs—created by Littleton’s Woodley Architectural Group—and finishes for the single-story, ranch-style homes can be modified to suit individual homeowners’ needs and tastes, and most lots include generous outdoor space.
Skyestone’s biggest draw, however, may be its large community lodge (planned completion: late 2014/early 2015). With a lap pool, sun deck, grills, and fire pits outside and a fitness center, display kitchen, and lounge area with TVs and a pool table inside, the lodge is meant to be “an extension of your home,” Cartwright says. Skyestone will work with residents to bring in vendors for an on-site marketplace (e.g. coffee, muffins, sandwiches). The kitchen and lounge spaces will be available to host everything from cooking classes to regular bridge sessions to bike ride meetups to anniversary celebrations. A dedicated staffer will serve as the “community host” to work with residents to arrange group activities such as skiing trips or wine tastings, coordinate hiking clubs or yoga classes, and select new vendors for the lodge.
In the spirit of Skyestone’s festive, mix-and-mingle vibe, the community is hosting a summer grand opening event on Saturday, June 7, and Sunday, June 8. You can tour six model homes while enjoying live music (11 a.m. to 3 p.m.) and bites from rotating food trucks from 11:30 a.m. to 2 or 2:30 p.m. (the lineup includes the Denver Cupcake Truck, Cheese Louise, and Basic Kneads). Only 31 homes were under contract at press time, but between the coming demand for retirement-friendly housing and aging Coloradans’ desire to keep up their active lifestyles as they age, we’re betting this niche community will fill up fast.
