Gates District At Broadway Station

In 1911, Gates Rubber Company brought an example of the work-meets-play lifestyle to Denver: a headquarters with a commissary and rooftop garden. Gates left the location at the southwest corner of I-25 and South Broadway 24 years ago, but Austin-based Endeavor Real Estate Group plans to turn the vacant land into a hub that harks back to that history. Instead of generic buildings, the retail shops and 800 residential units opening over the next few years will be housed in metal and brick buildings reminiscent of the area’s industrial heyday. Don’t dust off the Model T, though; the development is conveniently located right next to the Broadway light-rail station.

North Wynkoop

In order to capitalize on RiNo’s status as a burgeoning cultural hub, the local real estate mavens at Westfield Company are building an urban artists’ sanctuary along Wynkoop Street from 40th to 43rd streets. The opening of Mission Ballroom—the city’s new state-of-the-art music venue—this past summer signaled the first stage of development. In December, Westfield unveiled 70,000 square feet of office space focused on arts- or entertainment-related businesses. Add in the 400 residential units, yet-to-be-named dining options, and alleyways festooned with murals from local artists arriving in the coming months, and creatively inclined denizens have themselves a new home base.

Market Station

Denver’s Continuum Partners are tapping into LoDo’s largest demographic (office workers daydreaming about mountain adventures) by designing a mixed-use complex with 85,000 square feet of retail space dedicated to outdoor-focused shops. Opening on Market Street between 16th and 17th streets next fall, the development’s stores are meant to inspire patrons and residents to experience a rugged lifestyle, though they won’t have to rough it while visiting. Slick amenities, such as space-saving mechanical lifts that can stack vehicles in the on-site parking garage, will accompany 225 apartments featuring upscale comforts like dog-washing stations and, of course, ample gear storage.
